We will evaluate all home improvements made, especially if they are permanent fixtures like updates and remodeled kitchens or bathrooms, as these can increase the property's value. However, we will only consider improvements if they are permanent and would remain when the property is sold.  We use the most recent comparable sales of the most similar properties in the area to determine market value. A comprehensive, easy to read appraisal report will include a meticulous analysis of our methodology, adjustments made for comparable sales, and a precise final estimated value. This transparency allows buyers to understand the basis of the appraisal and make informed decisions.
